Fort Lauderdale-based developer BTI Partners can now move forward with Young Circle, two twin 35-story mixed-use towers proposed for 1701 East Young Circle in Hollywood, Florida. The Federal Aviation Administration has cleared the way for the project to rise 416-feet above sea level as of July 6, 2021 and deems the structures structure would have no substantial adverse effect on the safe and efficient utilization of the navigable airspace by aircraft or on the operation of air navigation facilities. The towers will feature designs from Zyscovich Architects, yielding a combined 1,906,796 square feet including 802 residential units, 112,297 square feet of retail space, and 72,054 square feet of office space.
Hollywood’s Young Circle will be located within the Central Business District that’s considered as part of the greater Royal Poinciana residential and commercial area. Bounded by Tyler Street to the north, North 17th Avenue to the east, and Harrison Street to the south, the interior lot sits right across the street from Young Circle Park, and just a 5 minute drive away from Hollywood Beach
Renderings depict two identical structures featuring a grid-like facade, with subtle curves on the northern and southern corner facing west. The residential component above the podium features balconies on every level, enclosed in reflective glass and white aluminum frames; the vertical and horizontal lines parallel to the perimeter columns and floor slabs are clad in white stucco, which is what creates the grid form divided in to multiple sections. Each section consists of 6 levels, and vertically separated by single levels outside of the grid. Aluminum louvres can be seen on all of the podium levels, as well as hints of white metal.
Retail spaces will be spread across the first two levels, followed by the office spaces and a parking garage for 1,549 vehicles. The parking garages will have ramps at the ground floor, leading up to the vehicle spaces on levels 2 through 9. Each building will hold 401 dwelling units, with residential amenities located on the 10th floor just above the podium. Residential floors span from level 5 through 35, topping off at 416-feet with the mechanical level at the parapet. The floor diagrams reveal the office spaces may have double height ceilings, and the commercial spaces surrounded by outdoor terraces. The current structure occupies the site as one volume, whereas the new buildings will divide the lot in to two: B57N & B57S, extending Hollywood Boulevard further east and connecting it to Young Circle Park.
Mike Vonder Meulen of engineering firm KEITH is listed as the representative/sponsor of the FAA filing; KEITH is listed as both the landscape architect and the civil engineer for the development.
The entire project is estimated to cost $400 million; $200 million for each project site.
According to the FAA, the work schedule for vertical construction will last one year from April 1, 2022 to April 1, 2023 assuming there are no delays or setbacks on the job. This means ground breaking could occur at the end of this year or Q1 of 2022. However, it was previously indicated that construction will occur in two phases, with the north tower B57N rising during phase one, and the south tower B57S rising during phase two. The north tower is planned to reach completion within 36 months from the start date, and the south tower 60 months from the start date. Work schedules will likely be updated with the FAA to reflect updated time frames.
