Bank Of America Provides $84 Million Construction Loan For Fort Lauderdale’s Upcoming Second Tallest Tower

Construction financing has been attained for Fort Lauderdale‘s upcoming second tallest tower RD Las Olas, a 47-story mixed-use building planned to rise 494-feet above ground, or 499-feet above sea level, addressed as 201 South Federal Highway and 227 South Federal Highway in Las Olas. Bank Of America is providing an $84 million loan to prominent Coconut Grove-based developer the Related Group, working under an affiliate company referred to as RD East Las Olas LLC, to build the tower. CFE Architects is listed as the design architect, with Balfour Beatty as the general contractor.

The Federal Aviation Administration approved the height of the structure back in January of 2021, which is planned to yield over 300 residential units along with approximately 3,200 square feet of ground floor retail, a parking garage of 453 spaces and amenities such as a 10th-floor deck with a clubroom, a health club, a pool and a spa. Related Group purchases the 1-acre assemblage for the project back in 2018 at the cost of $12 million, with the interior lot bound by Southeast 2nd Street on the north, East Las Olas Boulevard to the south and Southeast 5th Avenue to the west.

Cohen Freedman Encinosa & Associates Architects, often referred to as CFE Architects, is responsible for the design which is depicted in the current renderings as a mostly rectangular structure decked with various balconies along the residential levels, and smooth stucco walls colored in white and dark grey. The tower rises out of a 10-story podium, opening up the amenity deck just above the parking garage. Although not confirmed, the renderings also reveal there may be some metallic or aluminum panels in and around the base and ground floor used to clad the angled columns, concrete canopies and parking component. There will also be moderate landscaping scattered throughout the property.

With financing now attained, ground breaking is imminent and vertical construction for RD Las Olas may occur soon.

  1. Moriarty is no longer the GC. Its Balfour Beatty. They have their signs posted everywhere around the site. Looks like they have started doing pile driving
