Total demolition permits have been filed for 501 Northeast 1st Avenue in the Central Business District of Downtown Miami. Aria Development Group, who purchased the property in 2015 for $8.25 million, is planning to improve the assemblage with the proposed 40-story 501 First Residences. The existing 2-story commercial building at the northeastern corner of NE 1st Ave. and NE 5th St. was built in 1924, and will be taken down to make way for an approximate 400-foot-tall building designed by Revuelta Architecture International with interiors by Shim Projects.

The image below shows the permit filing occurred on August 13, 2021 . No contractor is listed for the job, but the estimated cost according to the work items is $71,000. The near 23,000-square-foot assemblage is made up of 4 lots, and of those – one is occupied by the old building on a lot size of 10,000 square. The interior lot is located adjacent to the College North Metromover Station and across the street from Christ Fellowship Church. Melo Group’s Downtown 5th apartment towers are a few addresses away on Northeast 5th Street.

The 2-story commercial building destined for demolition last served as the sales center for the nearby recently completed YotelPad Miami.

501 First Residences is expected to yield 393,912 square feet of space, including 448 fully furnished luxury residential units and 3,127 square feet of commercial space. The tower will feature micro units starting from the 4th floor ending at the 36th floor, with the amenity spaces and common areas located on floors 3 to 11, 37 and 40. The retail component will be located on the ground floor. Units will be priced from $300,000 – configured in studio, 1-bedroom and 2 bedroom floor plans. The smaller studio apartments will range from 385 square feet to 458 square feet; 1-bedroom units will range between 550 square feet to 606 square feet; the larger 2-bedroom units will offer 835 square feet of space. Buyers will have full permission to rent out the units for short-term stays on platforms such as Airbnb and VRBO.

According to The Next Miami, Aria Development Group recently completed a deal with the Miami-Dade School Board to build classroom space that will fill a need created by the new tower.

Landscaping will be handled by GSLA Design Inc.

No other filings for ground breaking or vertical construction have been filed as of yet.

  1. I want to know what the original name of this structure was before someone decided to make it into a other monstrosity that what use to be a beautiful downtown area into another CONCRETE JUNGLE with no class.
