YIMBY recently visited the sites of WYND 27 and WYND 28, two mixed-used buildings of 5 and 8 stories currently under construction at 129 Northwest 26th Street and 127 Northwest 27th Street in Wynwood, Miami. Both designed by Arquitectonica and developed by New York City’s Kushner Companies in collaboration with Miami-based Block Capital Group, the project will yield a combined 152 luxury residential units, 46,000 square feet of office space, 33,500 square feet of retail, 232 parking spaces and featuring a courtyard and three roof decks. Beauchamp Construction is the general contractor for both structures.

Recent photos reveal the state construction of the structure for WYND 27, which is now topped out at 5 stories. The reinforced concrete superstructure spans both sides of the block, hence the official address being on Northwest 26th street. Cinderblock walls have been erected along sections of the eastern and western elevations, with just a few more gaps to fill in with cement. Metal shores are still in place while the finished concrete slabs continues to strengthen. Formwork for the parapet is in place but has yet to be poured in. Floors two through four will mostly likely be for the residential units, with retail at the ground floor.

Recent photos of WYND 28 reveal the construction progress right across the street from WYND 27. The superstructure should be topping out soon as formwork for the fifth and sixth floors are being assembled. Shoring and metal support systems are in place on the fourth floor and up, but have been removed from the floors below. Several floors within the structure will be dedicated to the parking garage, with office spaces rising above it and retail at the ground floor level.

The section of the structure with frontage on Northwest 27th Street just recently started going vertical, with formwork for the concrete columns currently underway.

“This project is poised to mesh into the unparalleled Wynwood context and culture, while at the same time expand the vision and limits of this neighborhood with a tremendous addition of creative office, retail, and public space,” said Nicole Kushner Meyer, a principal at Kushner Companies.

Kushner and Block Capital Group first broke ground on the project after obtaining an $80 million construction loan from Axox Bank and Fortress Credit.

Completion is expected for some time in 2022.
