The City Commission of Miramar has approved rezoning efforts from Dallas-based Trammell Crow Residential, which rezones two parcels of land totaling 17.16 acres located on the northwest corner of Miramar Parkway and Southwest 145th Avenue in Broward County. First reported by The Real Deal, the Commission unanimously voted to rezone the development site from Community Business (B2) to Mixed-Use Low (ML), that of which includes an existing 4-story office building and the 9-acre section of land that the developer intendeds to improve with two 6-story residential buildings called the Alexan Miramar.
The development site is specifically located on the western section of 3100 Southwest 145th Avenue, an address shared with the office building on the eastern side of the property. The 9-acre vacant piece of land is flanked by a small canal to west parallel to Southwest 148th Avenue, several hotels and Southwest 29th Street to the north, and a commercial plaza on Miramar Parkway on the south. The nearest major highway is the Interstate 75 slightly west of the property. The South Florida Business Journal last reported the site is owned by COTTON CENTER 19 LP, but that Trammell Crow was in contract to purchase the property.
As part of the development proposal, Trammell Crow has agreed to contribute $1 million to the city’s affordable housing trust fund prior to filing a building permit for Alexan Miramar. The developer will also upgrade a section of Southwest 148th Avenue to improve fire-rescue access before receiving a certificate of occupancy for the apartment complex.
Renderings of the design of the building have yet to be made public, but MSA Architects is on board as the architect for the project. The site plan for Alexan Miramar shows to identical L-shaped 6-story buildings beside a pool area and an 8,890-square-foot clubhouse. The combined square footage between the two buildings is 223,586 square feet of leasable space, spread across 250 residential units made up of 36 studio apartments, 99 apartments with one bedroom, and 115 apartments with two bedrooms, ranging from 650 to 1,328 square. The entire development is surrounded by grade-level outdoor parking suitable for up to 480 vehicles.
The land is vacant and will likely not require demolition permits.
