Developer Proposes Solana, a Micro-Unit Apartment Development in West Palm Beach, FL

West Palm Beach could soon be home to Solana, an eight-story apartment building featuring “micro-units.” Plans propose 65 apartments and two live-work units. Twelve apartments measure 621 to 855 square feet, while micro-units average about 419 square feet each. While these homes seem small, the location is perfect; Solana would be within walking distance of many local attractions.

Solana requires more than 46,000 square feet of new construction. Communal amenities would comprise a 47-space parking garage, garden decks on the fourth floor and roof, and co-working center.

The complex will comprise “micro-units.”

While there is less than one parking spot per unit, Solana hopes that residents will rely on the nearby Tri-Rail Station for their transportation needs. The South Florida Business Journal reports that there will be no fitness center or pool, a staple in many of Florida’s multifamily housing developments.

Commercial Florida is the owner. Modis Architects is the designer and shared conceptual renderings online, showing a high-rise building with an avant-garde facade and balconies.

Micro-units are an emerging trend in the Florida home market. They offer comparable rates to average-sized apartments, which appeals to many young, single residents. Per the Tampa Bay Times, the Tampa Bay area will soon welcome a 128-unit micro-apartment complex, with homes measuring less than 400 square feet.

Solana’s address could be 992 and 996 Datura Street, West Palm Beach, Florida, 33401, in Palm Beach County.
