Developers Land Construction Financing For 33-Story AER Project In Downtown Tampa

American Land Ventures (ALV), a Miami-based real estate developer, and development partner Gazit Horizons Inc., the American arm of Israeli-based Gazit Globe Ltd., have landed a construction loan of over $113 million from BMO Harris Bank NA to build AER, a mixed-use development soon to go vertical at 3oo West Tyler Street in Downtown Tampa. Designed by Miami-based Cube3 Architects with Coastal Construction named as the general contractor, the development will yield a 33-story, 346-foot-tall tower with 344 residential units and a connected 10-story structure with over 10,000 square feet of retail space and 504 parking spaces.

The property is located across from the Straz Performing Arts Center, a parcel made possible thanks to the reconfiguration of the streetscape, which now sits bound by West Tyler Street on the north and west, Cass Street on the south and North Macinnes Place to the east. AER will be located near some of city’s most popular attractions including the Tampa Museum of Art, Curtis Hixon Park, Glazer Children’s Museum and the University of Tampa across the river. The Channelside district and Water Street Tampa are 6 or 7 minutes away driving.

AER, which is an abbreviation of Arts and Entertainment Residences, will feature stunning water, park and city skyline views. Residents will have access to 20,000 square feet of outdoor resort-styled amenities including a pool, cabanas, hammock gardens and a yoga lawn. Other amenities include a co-working lounge with private offices and smart white boards, and over 7,000 square fewer of private air conditioned storage.

According to the Tampa Bay Business Journal, Ganvil Tracey – CEO of American Land Ventures – said vertical construction should begin in within the next few weeks, and will last approximately 26 months to complete. Completion is projected for some time in Q4 2024.
