Barrington Brothers Break Ground On The Kavista At 495 NE 83rd Street In The Village Of El Portal

Barrington Brothers, managed by Arthur and Ken Barrington, have begun construction on The Kavista, a 8-story residential development at 495 Northeast 83rd Street in the historic Village of El Portal, located between Miami Shores and Little River in Miami-Dade County. Designed both on the exterior and interior by Modis Architects with Nielsen Landscape Architects handling landscape architecture, the $60 million development will offer one-, two-, and three-bedroom apartments, and ground floor live-work units ranging from 559 to 1,133 square feet. ANF Group is the general contractor.

Barrington Brothers worked closely with the Village of El Portal to bring high-quality housing development to this growing neighborhood and positioning El Portal for the future. The Village of El Portal was incorporated in 1937 and named after a large gate that at one time was the village’s entrance on Northeast Second Avenue.

The Village of El Portal was incorporated in 1937 and named after a large gate that at one time was the village’s entrance on Northeast Second Avenue.

The Kavista’s community amenities include 351 parking spaces, a resort-style pool and deck, outdoor grilling area with seating, co-working space, theater, fitness center, and electric vehicle charging stations. In addition, the interior courtyard and landscaping design will have a bird-friendly environment filled with a variety of trees and plants to attract a wide range of popular birds.

Inspired by Native American lifeways and culture, The Kavista’s interior design celebrates early Miami-Dade history. Its color schemes and furnishings, which include earthy tones that resemble lush green meadows and smooth, sandy landscapes, pay tribute to the Tequesta Tribe, who were one of the first tribes that settled in South Florida near Biscayne Bay in the present-day Miami.  The Tequesta built many villages at the mouth of the Miami River and along the coastal islands including what is today the Village of El Portal.

The Kavista’s community amenities include 351 parking spaces, a resort-style pool and deck, outdoor grilling area with seating, co-working space, theater, fitness center, and electric vehicle charging stations. In addition, the interior courtyard and landscaping design will have a bird-friendly environment filled with a variety of trees and plants to attract a wide range of popular birds. The property is within a five-minute walk of numerous community amenities, including grocers, health clubs and Biscayne Medical, as well as major thoroughfares, leveraging access to Biscayne Boulevard, SR-934 and I-95, connecting residents to over 60 million square feet of office and commercial space in the greater Miami area.

JLL Capital Markets arranged construction financing for The Kavista; Trez Capital originated a $60 million loan. Adams Gallinar, P.A, provided legal counsel.
