FAA building permits have been filed for LOFTY Brickell, a 44-story residential building planned for 99 Southwest 7th Street along the Miami River in Brickell, Miami. Designed by Arquitectonica with landscape architecture by Urban Robot Associates and interiors by INC for real estate developer Newgard Development Group (Newgard), the 574-foot-tall tower will ultimately contain 364 fully-finished residences in a variety of studio, one- and two-bedroom units, as well as 40,000 square feet of thoughtfully curated amenities. Newgard has also secured a loan valued at $170 million from 3650 REIT to begin construction at the site.
On June 29, 2022, the Federal Aviation Administration received a multitude of building permit applications linked to LOFTY Brickell, which we can now confirm is being planned to top off at 574-feet, or 579-feet above sea level. This height is significantly higher than the previous estimated 481-foot-tall structure, and if it is approved, the building will have immense presence along the riverbank considering nothing will obstruct it. A total of 17 coordinates are provided in the permit applications, aligning with the 1.62-acre site at 99 Southwest 7th Street.
Our previous coverage on LOFTY Brickell covered the issuance of full demolition permits for a 20,000-square-foot, single-story commercial structure located where the 44-story building will eventually rise. Miller & Myers Group LLC is the contractor for this scope of work, estimated to cost $105,000.
LOFTY Brickell will deliver 364 fully finished and furnished turn-key residences purposefully designed and licensed for home sharing, with modern open layouts from 446 SF to 986 SF studio, one and two-bedrooms, PH and LPH residences available. The tower features the first-ever NFT art collective designed for condo owners, integrating digital art into the DNA of the new residential building, while transferring ownership of a custom NFT to each unit owner. Units are priced from $550,000 to $3.1 million, and roughly 80% of the building’s inventory has been sold. Cervera Real Estate is the exclusive sales and marketing brokerage.
The branded penthouse units will be known as LOFTY PH Collection, which are being developed in partnership with Artefacto, a global furnishings brand, and INC, the multi-disciplinary NYC studio responsible for the project’s interiors.
Kitchens feature imported Italian cabinets with premium hardware, top-of-the-line Miele appliance package including refrigerator, cook-top, speed-oven and hood, dishwasher and sink disposal, sleek stone countertops and backsplashes, contemporary under-mounted sink, high-arc gourmet faucet with integral sprayer.
Bathrooms are spa-inspired with imported European cabinets with premium hardware, elegant imported stone countertops and backsplashes, custom-finished floors and walls in wet areas, frameless glass shower enclosure, premium European-style fixtures and accessories.
The outdoor artfully-landscaped resort-style pool deck will have poolside lounge chairs, daybeds, pool attendants and towel service, hammocks garden, ultra-high-speed WiFi, a shower and a covered living area. Indoor amenities will include a 3000 square-foot fitness center with expansive river and city views, a private yoga studio, men’s and women’s locker rooms, private treatment rooms, a sauna, steam rooms, cold plunge pool and shower, and a fresh juice bar. The rooftop will also feature a pool with stunning 360-degree river and city views overlooking the Miami skyline, additional private treatment rooms and an exclusive-to-owners lounge and bar?
Ground breaking is planned for some time during Q4 2022. LOFTY Brickell is projected to complete some time in 2024.

The demolition contractor is MILLER & MYERS GROUP LLC, but new construction permits haven’t been filed yet. Hopefully, we’ll know of those details as soon as those permit applications are filed.
