Permits Filed For The Crosby Miami Worldcenter At 601 North Miami Avenue

New construction permits have been filed for The Crosby Miami Worldcenter, a 33-story residential building slated for the 27-acre Miami Worldcenter 10-block mixed-use complex in Park West, Downtown Miami. Designed by Cohen Freedman Encinosa & Associates and developed by Related Group and Merrimac Ventures under the DT G Block LLC, the 376-foot-tall will yield 450 fully finished and furnished condominium units spread across 387,355 square feet with interiors by AvroKO, as well as 3,370 square feet of general retail space. Beauchamp Construction Co., Inc. is the general contractor for the project, which is addressed as 601 North Miami Avenue.

The permit application was filed on July 27, 2022 for a 12,000-square-foot site, one of two that make up the development assemblage for the 33-story high rise. 25 Northeast 6th Street is the other half of the property, another 12,000-square-foot site. Related and Merrimac acquired the sites for $12 million from Miami First LLC in December of last year. A private provider will begin reviewing the permit as soon as the plan is accepted by the Department of Buildings.

This is the first time we’re seeing the potential height for the building, 376-feet, which is significantly smaller than other recently completed buildings within Miami Worldcenter that range north of 400-feet. FAA clearance is still required to build at the proposed height. Construction costs are estimated at $68,376,876. According to The Next Miami, the developers signed a utilities deal on July 11 with Miami-Dade County to connect the building to the water supply and sewage system. The deal allows for connections to as many as 450 units and up to 4,000 square feet of retail space.

Condo units will come in studio, one-bedroom and two bedroom floor plans ranging between 350 to 825 square feet, accompanied by over 22,000 square feet of amenities. Residences will have no rental restrictions, so owners will have the freedom to rent out their units as short-term rentals on Airbnb.

Unit interior features include feature 9-foot-high ceilings with floor to ceiling glass windows, private balconies with every residence, finished interior and exterior flooring, gourmet kitchens with custom Italian cabinetry, Bosch appliances including paneled refrigerator/freezer, dishwasher, built-in convection oven/microwave, and cooktop; rain showers in primary bathrooms and custom Italian vanities, Full-size washer and dryer in-unit, fully built-out closets, contemporary lighting package including recessed lighting, dimmers, and lighting control; brilliant smart-home systems offering seamless personalization with the touch of a button including the ability to control audio, climate, window treatments, and, lighting systems; and a smart keyless entry system allowing you to unlock your door via smart app, door code, keycard, or Apple Watch.

Amenities include an expansive rooftop resort-style pool with jacuzzi, cabanas, and grilling stations perfect for entertaining as well as a private rooftop restaurant/bar Italian inspired trellis garden, a fire pit lounge with breathtaking views of the Biscayne Bay and the Miami skyline, a state-of-the-art fitness center featuring saunas and plunge pools, a clubroom with private dining, convenient juice and coffee bar, spacious co-working areas, and a gaming lounge. All common areas will display curated museum quality art. There will be 24/7 security services, high-speed elevators, and controlled property access with 24/7 concierge services.

Ground breaking is planned for Q1 2023, with an expected delivery date in Q1 of 2025. Units will start from $300,000.

Demolition permits will not be required as both sites are currently vacant.
