FAA Approves Namdar Group’s Planned 450-Foot-Tall Mixed-Use Towers At 222 NE 1st Avenue in Downtown Miami

The Federal Aviation Administration has approved two 43-story towers in Downtown Miami.  The project in question is 222, also known as Namdar Towers, an approximate 1.3 million-square-foot mixed-use development planned for a 1.26-acre assemblage at 222 Northeast 1st Avenue. Designed by Behar Font & Partners with De Los Reyes Engineering, Inc. as the structural engineer and developed by Namdar Group, plans for the project call for 1,394 residential units, 7,984 square feet of ground floor commercial space,  336 vehicles parking spaces, and racks for 1,394 bicycles. Witkin Hults + Partners is the landscape architect, TWR Engineers is the MEP engineer, and Grāef is the civil engineer.

The January 25 approval shows both structures will have no substantial adverse effects on the navigable airspace at a height of 450 feet above ground, or 460 feet above sea level.

Units will come in studio through two-bedroom floor plans spanning the 9th through 42nd floors. Outdoor amenities will include a landscaped sun pool deck with synthetic turf lawn, a cabana area, covered and non-covered terrace spaces, and a bbq area. Indoor amenities will include a gym and fitness studio, game lounge, phone room, coworking lounge, library, bowling room, golf simulator room, kids room, music room, dog wash, office spaces, music and podcast room, and private meeting rooms,

Namdar Group has already been issued permits by Miami’s Building Department for non-structural site work. Permits for demolition, tree removal, excavation, and vertical construction are still under review. $195 million in construction funding from SCALE Lending was secured in August 2022. John Moriarty & Associates will serve as the general contractor.
