Aimco Files Plans For 43-Story Tower At 510 NE 34th Street In Edgewater, Miami

Denver-based multifamily developer Aimco has filed plans for its third proposed tower addressed as 510 – 534 Northeast 34th Street in Miami’s Edgewater neighborhood. Designed by Stantec with Urvan X handling interiors, the 500-foot-tall One Edgewater tower will be a 43-story, 464,037-square-foot residential building with 204 apartments and 910 square feet of commercial space. The tower will have 12,838 square feet of coworking space on floors two through six, a pool deck, a fitness center, a lounge on the ninth floor, and apartment sizes ranging from 871 to 1,736 square feet. The project also includes a 301-space parking garage that would be fully automated with a robotic system. MAKwork is the landscape architect, and Kimley-Horn is the traffic engineer.

Renderings reveal the exterior of the building will feature various elements, including white stucco and stone cladding, architectural painted stucco smooth, grey stucco, glass window wall systems and railings, vertical aluminum louvers and screens, an aluminum art wall, and spandrel glass screens at the roof.

Per the letter of intent, the design for One Edgewater has been considered a challenging site, with its less-than-ideal depth. It has been thoughtfully developed to help create a vibrant community northwest of Edgewater. A vital component of this community will be a proposed pedestrian civic space on 34th Street that will be closed off to cars. The area will be enhanced with landscape and hardscape improvements, creating a waterfront pedestrian plaza that acts like a 15,000-square-foot public park on the water. This, together with the improved Baywalk and pedestrian-friendly street end, will help to bring life to anvigorousnt activity to Edgewater, in line with Miami 21’s vision for the area.

The application for One Edgewater includes several minor waiver requests. The first waiver requested is to modify setbacks above the eighth floor to allow for an 18′ primary front setback where 20′ is required and a 27′ south side setback where 30′ is required. The second waiver request is to reduce the minimum drive aisle width and parking stall width by 10%, as all parking at the project will be automated, with no drivers or valet attendants accessing parking levels above the ground floor. The third waiver request is to increase the number of units for which each additional residential loading berth is required from 100 units to 110 units. The fourth waiver request is to reduce the minimum required off-street parking by 30%, given the property’s location in a Transit Corridor Area. Finally, a waiver request is made to allow above-ground parking to extend into the second layer beyond 50% of the length of the frontage or height of the pedestal, where artwork is provided. These waivers are requested to address practical difficulties and promote Miami 21’s goals of encouraging infill development and promoting compact, efficient urban design.

One Edgewater is the newest phase of a more significant development that includes Hamilton House, a 60-story tower now in the permitting stage, which will front Biscayne Bay and the recently renovated 28-story Hamilton on the Bay. Aimco is also partnering with developer Beitel on dual apartment towers of 40 and 41 stories at 3333 Biscayne Boulevard.

Miami’s Urban Development Review Board was scheduled to review the proposal on February 15. Miami’s city commission is also expected to hear the proposal to close off Northeast 34th Street for a pedestrian plaza on February 23. This initiative is part of a broader plan to create more green space in the city and make it more pedestrian-friendly.
