Developers Propose Legacy 37 at 3685 Northwest 36th Street, Miami, Florida

In June 2021, we reported on what was later dubbed “Legacy 36,” an eight-story housing development unfolding in Miami-Dade County. Now, developers have proposed a second venture: Legacy 37. The venture will rest on a 2.27-acre plot on the west side of the same property that hosts Legacy 36.

Legacy 37 will feature 201 apartments, measuring 635 square feet to 927 square feet each. To accommodate current zoning rules, 56 apartments will be set aside as workforce housing units. That’s about 27 percent of the overall available units.

The venture’s located in Miami-Dade County.

Plans call for 275 parking spots, with 55 designated as electric vehicle charging stations. Communal amenities comprise a fitness center, clubroom, swimming pool, and dog park.

Legacy Residential Group (an affiliate of 3645 Investors LLC) is leading the project. Behar Font Partners is the architect. Conceptual renderings show that Legacy 36 and Legacy 37 are similar in design: two mid-rise residential buildings with primarily glass facades.

Yet, when it comes to specs, both vary. For instance, Legacy 36 comprises 266 units, ranging from 681 square feet to 1,044 square feet. This is different than Legacy 37, which offers smaller apartments and less overall.
