Housing Trust Group and Mount Hermon African Methodist Episcopal Church Inc. have secured financing to construct a new affordable housing community, Mount Hermon Apartments, located at 750 Northwest 4th Street in the Dorsey Riverbend neighborhood of Fort Lauderdale. Designed by Miami-based REPRTWÄR with interiors by B. Pila Design, the 7-story development will offer units reserved for income-qualifying seniors aged 62 and above whose income falls at or below 25 and 60 percent of the area median income (AMI) with rents ranging from $425 to $1,225 per month. HTG Gomez Construction is the general contractor, and Thomas Engineering is the civil engineer and landscape architect. The project is expected to be completed in late 2024.
Totaling $43.5 million, funding sources for Mount Hermon Apartments include $32.6 million in 9% Low-Income Housing Tax Credit equity syndicated through Raymond James, a $33 million construction loan from TD Bank, a $7.536 million permanent loan from Berkadia and Freddie Mac, and a $640,000 loan from the City of Fort Lauderdale.

Green’s participation and support is instrumental to the long-term success of this development and helping address the demand for affordable housing options for the seniors of Broward County.”
Mount Hermon Apartments will feature a variety of one- and two-bedroom units ranging from 650 to 950 square feet. Residents will have access to numerous amenities, including a rooftop pool and deck with lounge seating, a modern fitness center, a multipurpose clubroom with a kitchenette, and an outdoor community gathering spa. Residents will also receive various support services, including 24-hour resident assistance and a resident assurance check-in program, adult literacy training, and assistance with light housekeeping, grocery shopping, and laundry.
