Construction Tops Off At Block 55 In Downtown Miami’s Sawyer’s Walk

Coastal Construction Group has achieved a significant milestone at Block 55 in downtown Miami’s Sawyer’s Walk development. This 18-story mixed-use project, designed by Arquitectonica and dedicated to affordable housing for low-income seniors, has reached its top floor. On Thursday, June 15, the traditional topping-off ceremony was commemorated at the Overtown district’s 249 Northwest 6th Street project site. The celebration included a range of festivities, including a raffle, prizes, music, and a luncheon for the entire project team.

Developed by the Swerdlow Group, Block 55 at Sawyer’s Walk spans an impressive 1,400,000 square feet, encompassing approximately 180,000 square feet of retail space and 120,000 square feet of Class A office space. Target, the anchor tenant, will serve as the focal point of the mixed-use property alongside other retailers catering to residents and the wider community. Notable establishments include a full-service Starbucks and CVS pharmacy within Target, ALDI Grocery, Ross Dress for Less, Burlington Department Store, and multiple apparel and hard goods, retailers. The ground floor will also house inviting restaurants with outdoor seating. Moreover, the office space will accommodate the national headquarters of a major global company. Notably, all areas within the building, including retail, office, and residential, have been fully committed.

Beyond the retail and parking levels, Block 55 at Sawyer’s Walk will feature a vibrant senior affordable apartment community comprising 578 thoughtfully designed studios, one-bedroom, and two-bedroom apartments. Each apartment will boast fully equipped, state-of-the-art kitchens and spa-inspired bathrooms, offering residents a premium living experience. The community will enhance the residents’ quality of life with amenities like pools, a fitness center, and customized services tailored to their needs and preferences.

US American Concrete is currently serving as the concrete contractor for the project, and Ortus Engineering is the private provider – inspection agency. De Los Reyes Engineering, Inc. is actively working as the structural engineer, and Johnson, Avedano, Lopez, Rodriguez & Walewski Engineering Group, Inc. is the MEP engineer. Construction is progressing at a pace to be completed in 2024.

  1. Wonderful what is going to be considered affordable pricing for these apartments. Probably not what the average person in Overtown can afford!

Notably, all areas within the building, including retail, office, and residential, have been fully committed.” I tried Ad nauseam to find out about renting a residential units from day one and found Zero information and yet they are all “Accounted For” I guess one had to be connected to get in on this.
