In May 2021, Florida YIMBY reported on Shoma One, a residential complex featuring two high-rise towers. Now, our sources indicate that the developer, Shoma Group, has filed updated plans with Miami-Dade County officials.
Previously, plans called for a 17-story and 18-story tower, set to offer 391 units. Expanded plans call for 748 apartments in two 40-story towers, with homes ranging from 400 to 1,200 square feet each. Shoma Group hopes to tap into the county’s workforce housing density bonuses and offer 12.5 percent of the apartments as workforce housing. That would be about 93 apartments.
Additionally, under the new plans, Shoma One would comprise 20,000 square feet of commercial space, along with 718 parking spots. Communal amenities include a swimming pool, amenity deck, and the 18,000-square-foot “Shoma Bazaar.” Within the facility, additional amenities would include a movie theater, dog spa/park, daycare center, steam room, and more.
Shoma One’s towers will be near the Metrorail Station. To block out the sound that comes from the railway, Shoma One will have thick, soundproof windows. Bermello Ajamil & Partners is the architect. Mario Garcia-Serra is the attorney representing Shoma Group.
If all goes according to plan, the venture could break ground by mid-2024. Shoma One would be located at 3650 Bird Road, Miami, Florida, 33133, in Miami-Dade County.
