North Miami Village’s Planning & Zoning Board will soon consider plans for Marina View, a proposed residential tower in Miami-Dade County. The high-rise development would measure 22 stories above grade and comprise close to 333,000 square feet of new construction.
It would feature 94 residential units, including 60 two-bedroom and 34 three-bedroom residences. The homes themselves would measure 1,720 square feet to 3,007 square feet, and they would start on the 22-story tower’s sixth floor.

The generous sizes are largely in part to the influx of wealthy families moving to the region. Our sources don’t share whether these homes will be rentals or for purchase. Communal amenities include two pickleball courts on the tower’s ground floor.
There will also be a fifth-floor children’s playroom, business center, party room, fitness center, and swimming pool. S2 Development is the developer. The organization was also the mind behind the Waldorf Astoria Hotel & Residences and M Tower––two Miami-based ventures.

The venture would rest on a 1.04-acre lot.
Attorney Graham Penn is representing the developer, and Charles H. Benson & Associates is the architect. If approved, Marina View would rest on a 1.04-acre build site that an affiliate of S2 Development purchased for $5.5 million in 2022.
It would be located at 7913 and 7915 West Drive, North Bay Village, Florida, 33141, in Miami-Dade County.
