SAG Development Proposes 74-Unit Complex for 219 Pembroke Road, Hallandale Beach, Florida

Aventura-based SAG Development has proposed a residential complex for a 1.49-acre site in Hallandale Beach. The Green House apartments would offer 74 apartments, requiring 91,940 square feet of new construction and measuring six stories above grade.

Our sources indicate that homes would range from 500 to 1,540 square feet each, offering studios, one-bedroom, two-bedroom, and three-bedroom units. Along with the 74 apartments, the Green House apartments could feature just over 7,500 square feet of retail space and 175 parking spots––about 2.3 spots per unit. Although not officially confirmed, these will likely be at-rate apartment units.

The venture would offer 74 apartments and retail space.

Communal amenities include a swimming pool and a third-story 2,572-square-foot amenity room. SAG Development purchased the build site for $1.43 million in January 2023. Google Earth’s renderings show that the parcel once hosted a nursery. The Green House apartments could cost around $20 million to complete.

Synalovski Romanik Saye is the architect. Conceptual renderings show a mid-rise building with ground floor retail. If city officials approve the project, it could soon take shape at 219 Pembroke Road, Hallandale Beach, Florida, 33009, in Broward County.

The complex would be two blocks west of the Big Easy Casino and east of I-95.
