44-Unit ‘The Horseshoe Cay Apartments’ Proposed for 21839 S.W. 118th Court, Miami, FL

Horseshoe Cay LLC secured a .34-acre parcel for $1.5 million in 2023. Now, it has filed a pre-application with Miami city officials for a six-story apartment complex.

The Horseshoe Cay Apartments would offer 44 apartments: 17 one-bedroom units and 27 two-bedroom units. Homes would measure about 545 square feet to 870 square feet each. The South Florida Business Journal reports that homes would start on the building’s fourth floor, while the first two floors would host 45 parking spots.

The project would be located in Miami’s Goulds neighborhood.

Communal amenities at the Horseshoe Cay Apartments include a fitness center, rooftop terrace, and multipurpose club room. In total, the multi-million-dollar venture would require more than 64,000 square feet of new construction, replacing a duplex that’s currently on the build site.

At the time of publication, our sources did not reveal a possible construction timeline, nor how much rent would be. Yet, the developer would make 10 percent of the homes (4.4) workforce housing.

As noted, Horseshoe Cay LLC is the developer. Dev & Associates is representing its application, and CF Architecture is the designer. If approved by city officials, the Horseshoe Cay Apartments could soon undergo construction at 21839 S.W. 118th Court, Miami, FL, 33170, in Miami-Dade County. The community would lie west of the Ronald Reagan Turnpike.
