The Federal Aviation Administration (FAA) has issued permits for One Park Tower by Turnberry (One Park Tower), a 33-story residential development under construction at 2411 Laguna Circle within the 184-acre master-planned community of SoLé Mia in North Miami. Designed by Arquitectonica and developed by the Aventura-based Turnberry, the 370-foot-tall structure will sit south of the community’s 7-acre lagoon and east of SoLé Mia Way. Groundbreaking occurred in January for the tower, projected to yield 869,000 square feet, including 299 condominium residences.
Five building permits for One Park Tower were issued on April 25, with an 18-month validity period expiring on October 25, 2025. These permits will enable the structure to ascend to 370 feet above ground or 390 feet above mean sea level. The FAA has determined that the tower does not exceed obstruction standards and would not pose a hazard to air navigation. TB SM Condo Property Owner, LLC, affiliated with Turnberry, is noted as the project’s sponsor.
The FAA has also approved two tower cranes at the One Park Tower site. Each crane is set to rise to 470 feet above ground level or 489 feet above mean sea level. These approvals carry an 18-month validity period as well.
The residences consist of one-, two-, and three-bedroom units and penthouses. These homes are designed with high ceilings, dens, wrap-around terraces, and oversized master bedrooms featuring walk-in closets. Meyer Davis leads the interior design, and DS Boca is the landscape architect.
Amenities include Laguna Solé, a large swimmable lagoon complemented by a dedicated beach area with umbrellas and chairs. Residents will access 37 acres of green space, eight miles of biking and running trails, and a private swimming pool and pickleball courts. The state-of-the-art wellness center offers fitness facilities, spa treatments, and massage services. Additional conveniences include co-working spaces, a library, event rooms, a climate-controlled wine room, and a dedicated children’s playroom. The property features gated entry, 24-hour security, and a secured parking garage with electric charging stations for added security and convenience.
The developer landed a $172 million construction loan to build the tower in March. Construction is anticipated to be completed in 2026 with Juneau Construction Company as the general contractor.
