Construction has started on Wellspring Apartments, a senior housing development in Opa-locka. The six-story building will offer 99 residences: seven studios, 81 one-bedroom units, and 11 two-bedroom units.
According to Multi-Housing News, 67 units will be reserved for residents making 50 percent or below of the area median income (AMI). The remaining 32 will be available for those making up to 60 percent of the AMI.
The U.S. Census Bureau reports that as of 2022, the median household income for Opa-locka was $30,101. The homes at Wellspring Apartments would be reserved for residents aged 62 and over. Communal amenities at the complex include a fitness center, community center with a kitchen and covered terrace, and library.
Plans also call for an onsite 44,000-square-foot medical office and a wellness center. The property spans 81,350 square feet. ANF Group is the construction manager. The Integral Group is leading the venture. The organization currently has developments in more than 20 states.
The South Florida Business Journal reports that in 2022, the firm proposed Yaeger Plaza, which would feature commercial and residential space. Miami-Dade County notes that Wellspring Apartments will cost $33 million to complete, with $13.4 million in funding coming from LIHTC equity and $1 million from Miami Dade’s Affordable Housing Trust.
The 99-unit community is slated for 14701 NW 27th Ave., Opa-locka, FL, 33054, in Miami-Dade County.
