Plans Unveiled For 28-Story Mixed-Use Development ‘Shoma 88’ In Kendall

Miami-based developer Shoma Group has announced plans for Shoma 88, a mixed-use development in Kendall. Designed by PPK Architects, this 28-story project will feature 405 rental units, each offering approximately 920 square feet of space. In alignment with Florida’s Live Local Act, at least 40 percent of the units will be designated for workforce housing. Groundbreaking is slated for the first quarter of 2025, and its estimated completion date is within 30 months.

Shoma 88 will integrate residential living with essential services and amenities, featuring 105,000 square feet of medical office space, and 8,000 square feet of retail space.

Residents will have access to many state-of-the-art amenities, including a rooftop pool with barbecue areas, a fully equipped gym, a sauna, a business center, a dedicated kids’ playroom, and a clubhouse.

Stephanie Shojaee, President of  Shoma Group, underscored the project’s inclusivity, stating, ” Shoma 88 is more than just luxury living. We’re creating a space that meets the diverse needs of the Kendall community, fostering a vibrant hub for residents, workers, and local businesses.”

Shoma MGMT, led by Stephanie Shojaee, will oversee the leasing and management of the property.

While details on the exact location are scarce, it is speculated to be at 9595 Southwest 88th Street (North Kendall Drive), adjacent to the ramps leading to the 878 and 874 highways and K-Land Park. The site currently hosts several low-rise office and commercial buildings. According to property records, Ladyfish Kendall LLC owns the property, which it acquired last year for $9,811,800. It is unclear if there is any affiliation with the developer.
