Plans Unveiled For 28-Story Mixed-Use Development ‘Shoma 88’ In Kendall

Miami-based developer Shoma Group has announced plans for Shoma 88, a mixed-use development in Kendall. Designed by PPK Architects, this 28-story project will feature 405 rental units, each offering approximately 920 square feet of space. In alignment with Florida’s Live Local Act, at least 40 percent of the units will be designated for workforce housing. Groundbreaking is slated for the first quarter of 2025, and its estimated completion date is within 30 months.

Terra Closes On $127 Million Refinancing Loan For ‘Natura Gardens’ At 17351 NW 94th Court In West Hialeah

Terra and New Valley, the development partners behind Natura Gardens, a new multifamily community in Northwest Miami-Dade County, have secured $127 million in permanent financing. The loan, issued by an affiliate of MF1 Capital, will be used to pay off and refinance an existing $65 million construction loan provided in 2021 by Bank OZK. Completed in the Summer of 2023, Natura Gardens includes 460 garden-style rental apartments situated across 23 acres in Miami’s West Hialeah neighborhood.

Covering 23 acres, this garden-style rental apartment complex comprises 460 units spread across twelve 3-story residential buildings, offering one- to three-bedroom options ranging from 727 to 1,603 square feet. Pascual, Perez, Kiliddjian & Associates designed Natura Gardens. V Starr Interiors, the design firm founded by the renowned tennis champion Venus Williams, took charge of the interiors, and Landscape Design Workshop handled landscape architecture.

Lennar, one of America’s leading home builders, has filed plans for a massive 1.6-million-square-foot residential community across a near 40-acre vacant property in an unincorporated area of Miami-Dade County. The development proposes 417 residential units comprising 223 townhomes and 194 villa residences across 36 buildings, 11,863 square feet of amenity space, and 946 parking spaces. PPK Architects is listed as the architect. Lennar has named the planned community Lime Grove, derived from the property owner, Lime Grove Realty, Inc. led by Samuel and Roni Jacobson.
