417-Unit Townhome And Villa Community Proposed By Lennar Homes Near Florida City, FL

Lennar, one of America’s leading home builders, has filed plans for a massive 1.6-million-square-foot residential community across a near 40-acre vacant property in an unincorporated area of Miami-Dade County. The development proposes 417 residential units comprising 223 townhomes and 194 villa residences across 36 buildings, 11,863 square feet of amenity space, and 946 parking spaces. PPK Architecture is listed as the architect. Lennar has named the planned community Lime Grove, derived from the property owner; Lime Grove Realty, Inc., led by Samuel and Roni Jacobson.

The development site comprises one vacant parcel generally bound by Southwest 336th Street on the north, Southwest 194th Avenue on the east, Southwest 340th Street on the south, and Southwest 197th Avenue on the west. The property consists of approximately 38.57 gross acres, surrounded by multiple swaths of vacant land aligned by dirt roads. Florida City is the nearest county-incorporated area to the site, just a block east along Southwest 192nd Avenue. The property is currently zoned EU-M, Modified Single Family Estate District. The applicant requests a District Boundary Change to RU-3M with RU-TH uses to develop the property according to plan. The townhomes shall be designed per RU-TH standards and comply with parking, common open space, grouping length, lot area, private patio area, and all setback requirements.

There hasn’t been an update on Google Streetview since May 2011, but aerial views from property records show very little has changed compared to the conditions from 11 years ago. The photo below is more or less what the property looks like today, despite being over a decade old. This is the site’s northwest corner, addressed as 33553 Southwest 197th Avenue.

The 417 units are divided into 36 two-story structures that are further divided into groups of 5 to 12. A private road splits the property into two sections, one for Townhomes and the other for Villas. Residents will have access to three private parks and a clubhouse with a pool anchoring the development.
