13th Floor Homes, the homebuilding division of Miami-based 13th Floor Investments, has finalized the acquisition of approximately 270 acres in Tamarac, Broward County, to develop a gated luxury residential community. The project, called The Woodlands, will be situated at 4600 Woodlands Boulevard and consist of 335 single-family homes on the former Woodlands Country Club site. Construction is slated to commence in late 2024, with the first homes expected to be delivered by late 2025.

13th Floor Homes’ acquisition follows extensive engagement with the City of Tamarac and the surrounding community, resulting in broad support for the project. The company has a strong track record in the area, having developed over 700 homes in Tamarac, including Hidden Trails, Manor Parc, and Central Parc communities.

The Woodlands will feature a mid-century modern design, preserving over 160 acres of open space and lakes. The community will also offer a 5-mile recreation trail, controlled access gates, and significant infrastructure improvements to enhance resiliency and stormwater management. The state-of-the-art clubhouse will include amenities such as a fitness center, café, multi-purpose room, resort-style pool and spa, padel ball and tennis courts, outdoor gardens, and entertainment areas.
Homes in The Woodlands will range from three to five bedrooms, priced from $ 700,000 to over $1 million, with customizable floorplans available. This project is part of 13th Floor Homes’ extensive development portfolio in South Florida, including over 1,100 homes and 3,500 homes developed over the past decade.
