‘Oaklyn Crossing’ to Offer 101 Units and Retail Space at 3520 N.W. 9 Ave. in Broward County

About two acres of riverfront land in Broward County could be developed into an affordable housing development. Oaklyn Crossing (not to be confused with “Oaklyn”) would measure 62 feet high, offering 101 residences.

The South Florida Business Journal reports that units would range from studio to two-bedroom floorplans. Other features include 170 parking spots and “a commercial component that will take up 35 percent of the building.”

At the time of publication, our sources noted that the commercial aspect could comprise a medical spa, coffee shop, and co-working space. Mountaineer Development is leading the project, with its affiliate having purchased the 1.92-acre build site for $2.35 million in early 2022. Adache Group Architects designed Oaklyn Crossing. The multi-family development would focus on offering housing to first responders, teachers, and nurses.

To qualify for the Live Local Act’s benefits, the venture would have to reserve at least 40 percent of the units for those making at or below 120 percent of the area median income (AMI) for 30 years. At the time of publication, a one-person household earning 120 percent of the AMI earns $88,680 a year.

Developers hope to break ground on Oaklyn Crossing by the end of 2025. Our sources list the venture’s address as 3520 N.W. 9 Ave. in Oakland Park, FL, 33309.
