Miami-based TM Residential hopes to get a rezoning approval for a multi-family housing development in Davie. Shalimar II would require 85,000 square feet of new construction on a 4.85-acre build site.
The South Florida Business Journal notes that plans call for 80 homes, measuring 767 to 1,731 square feet each. Floorplans span one-bedroom to three-bedroom designs. Plans additionally call for 158 parking spots (1.975 per unit), 16 of which would be in garages. The building height would range from two stories to three stories. Right now, TM Residential has the build site under contract.
Renderings show that the site is currently half-vacant, half-parking lot. TM Residential was also behind the development of Shalimar at Davie, a 240-unit apartment complex that reached completion in 2017. At the time of publication, our sources reported that apartments at the six-year-old community start at $2,305.
RentCafé notes that the average rent in Davie is on par with that range, averaging to about $2,461 for a 997-square-foot apartment. Locally based Pillar Consultants is the planning firm. Salazar Architectural Group designed Shalimar II.
The venture has been proposed for 4800 SW 82nd Ave., Davie, FL, 33328, in Broward County. It would lie west of the Florida Turnpike and south of the Interstate 595 Expressway.
