Lennar is under contract from Miami Lakes-based Ita Regio LLC to purchase an 18.2-acre property in Hialeah, FL. The South Florida Business Journal reports that 15.2 acres could be developed into a single-family housing development that would feature 178 townhomes. Every home would offer three bedrooms, and the complex itself would offer 356 surface parking spots, averaging to two per unit.
Communal amenities would include a lakefront clubhouse (the vacant parcel features a lake) and swimming pool. Part of making the project possible involves rezoning the 18.2-acre site to RH-3-M. Our sources indicate that the Hialeah City Council considered the application (which was represented by two Miami-based attorneys) in late January. This 178-unit development is one of many projects in Lennar’s pipeline.

Another project is Edenbrooke at Hyland Trail, a venture Florida YIMBY covered in July 2024. Our report indicated that the active senior community would offer homes measuring 1,544 to 3,152 square feet each; communal amenities would include a residents-only clubhouse and swimming pool. Construction has since concluded with the cost of homeownership starting in the low $400,000s.
