Florida YIMBY has an update regarding a mixed-use development we first covered in July 2021. Our initial report indicated that the then-named Ambienta Brickell would comprise 79 units, ground-floor retail, and office space, but plans have since changed. The community is now named ENSO, and while it’ll still measure eight stories, it’ll instead offer 85 residences and ground-floor retail.
There will be one-bedroom to three-bedroom apartments, along with 10 “premium” residences that come with outdoor terraces. Each unit will span 700 to 1,000 square feet. While our sources didn’t share specifics, the apartments will come outfitted with upscale amenities and finishings, along with views of the nearby Biscayne Bay. Communal amenities at ENSO will include a resort-style swimming pool, fitness center, rooftop terrace, and yoga studio.

Empira Group is the developer. The firm intends to break ground on ENSO this April, with completion anticipated to take two years. $32 million in construction financing was provided by Spain-based ABANCA, with the loan arranged by Daniel Matz at Newmark.
OTJ Architects is the interior designer; Revuelta Architecture designed the community. ENSO’s build site formerly hosted a residential building that no longer stands. The new venture will be located at 3025 SW 3rd Ave., Miami, FL, 33129, in Miami-Dade County.
