Four parcels comprising 1.47 acres could soon be transformed into a multi-family housing development in Hallandale Beach.
221 Developers LLC has proposed an eight-story building that would comprise 274,000 square feet of new construction. Plans for “Blue Park” call for 185 homes; layout plans span studio to two-bedroom units, along with eight ground-floor “townhome-style units,” according to the South Florida Business Journal. Apartments would average about 800 square feet, with the smallest units spanning 478 square feet.

Communal amenities at Blue Park would include a second-floor amenity deck with a fitness center and swimming pool. There would also be 228 parking spots, averaging to about 1.23 per unit. Ari Sklar of Sklarchitecture is the architect.
221 Developers LLC has the build sites currently under contract; its project is estimated to cost $40 million to complete. Homes at Blue Park will likely be at-rate units; RentCafé reports that the average monthly cost of a 1,067-square-foot apartment in Hallandale Beach is $3,055.
Hallandale Beach has seen an increase in development over the past few years. Recently, Florida YIMBY reported on a 1.39 million-square-foot mixed-use project that would replace the Seville Mobile Home Park. A related project is Oasis Hallandale, a $370 million development that topped out in January.
If approved, Blue Park would replace three single-family homes and a vacant lot, including 216, 220 and 228 S.E. 8th Street and 221 S.E. 9th Street, Hallandale Beach, FL, 33009, in Broward County.
