Two months ago, developer Tri Pointe Homes purchased a 6.4-acre property for $10 million. There, it’s building Eventide, a townhome development in New Smyrna Beach.
The venture will offer 75 three-story homes, featuring three- to four-bedroom floorplans. According to the Orlando Business Journal, residences will measure 2,200 to 2,500 square feet each, with the price of ownership yet to be determined. Communal amenities at Eventide will include a swimming pool, dog park, and outdoor recreational space. Residents will also enjoy easy access to the Atlantic Ocean, which is less than a half mile away.
Construction on Eventide started in March; Hazen Construction, the general contractor, intends to finish the project by the second quarter of 2026. Bassenian Lagoni designed the community. Sources estimate that Eventide will cost $19 million to build. This 75-unit townhome development intends to meet Volusia County’s growing population. It’s also not the only project of its kind currently unfolding in Florida. In October 2024, Florida YIMBY reported on The Dunes at Juno Beach, a 40-unit townhome development South Florida.
Eventide is currently unfolding on Saxon Drive and 7th Avenue on the northeast corner of Mosquito Lagoon Aquatic Preserve in New Smyrna Beach, FL, in Volusia County. Proximity-wise, it will be behind the Publix on 3rd Avenue.
