Ken Griffin’s Citadel, a multinational hedge fund and financial services firm, signed the largest office lease to date at the under construction 830 Brickell, a 55-story Class A-Plus office tower that just recently topped off in Miami’s Brickell Financial District. The firm is taking up 90,000 square feet of space across six floors at the 724-foot-tall tower, which is designed by Adrian Smith + Gordon Gill Architecture with interiors by Iosa Ghini Associati and developed by Vlad Doronin’s OKO Group and Jonathan Goldstein’s Cain International. Construction is expected to complete later this year, anticipated to yield nearly 640,000 square feet of space. Civic Construction is managing construction with Ant Yapi.

OKO Group and Cain International have done an impressive job with this project in attracting some of the world’s top companies in a variety industries, further strengthening Miami’s presence as a global hub for world-class businesses. The roster includes: Sidley Austin – 60,000 square feet, Microsoft – 50,000 square feet, A-CAP – 20,000 square feet, Thoma Bravo – 36,500 square feet, Ci Financial – 40,000 square feet, Marsh Insurance – 25,000 square feet and AerCap – 20,000 square feet. Citadel now sits at the helm of this roster with the 90,000-square foot lease. Asking rents at 830 Brickell are reportedly far above the average in Miami. Commercial real estate firm JLL reports asking rents between $125 – $150 per square foot at the tower, while the average in Miami ranges around $51 per square foot.
YIMBY last reported on the status of construction for 830 Brickell at the end of June, when the building had just topped off at 55 stories. Ready Windows should be finishing up the installation of glass curtain walls soon. Earlier this month, glass panels were spotted nearing the 50th floor. Progress is also being made on the kinetic wall that will cover the entire parking structure/podium with aluminum squares that move with the wind and reflect light. Miami Tech Ambassador Ryan Rea spotted the first section of the wall installed just above the ground floor.
Building amenities will include a world-class health and wellness center with panoramic views, a first-class restaurant and open-air rooftop lounge, a private conference facility for tenants, and 24-hour concierge service. Cushman & Wakefield is serving as the tower’s exclusive leasing agent.
Vico Painting Contractors is serving as the paint contractor. DeSimone Consulting Engineers is the structural engineer. MG Engineering DPC is the MEP engineer. VSN Engineering is the civil engineer. Enea Garden Design is the landscape architect. Revuelta Architecture International is the architect of record.
