Developers LeFrak and Turnberry, through their joint venture Oleta Partners, have broken ground on a 30-story residential tower in North Miami. The building, 2400 Laguna Circle, is the fourth residential development in the SoLé Mia mixed-use project, a 184-acre former superfund site along Biscayne Bay. This new development will add 328 rental residences to the community, ranging from 686 to 1,315 square feet.
Designed by Miami-based Arquitectonica and Edmonton-based Stantec, the tower is scheduled for completion in early 2025. This new residential tower will feature a wide range of amenities, including a pool, yoga lawn, rooftop garden, dog run, beach volleyball court, basketball court, pickleball court, coffee shop, coworking space, podcast recording studio, gym, golf simulator, playroom, lounge, and electric car charging stations.

One of the key attractions of the SoLé Mia community is the 7-acre Crystal Lagoon called Laguna SoLé. This artificial lagoon, situated on the edge of the new tower, allows residents to kayak, paddleboard, or float on the lagoon. The developers anticipate that this world-class master-planned community will become Miami’s new destination, offering quality residences and many easily accessible amenities, including a top-ranked healthcare facility, attractive and walkable retail venues, and an array of diverse recreational opportunities.
This latest development is part of a more significant trend of apartment towers being built in South Florida. With more people moving to the region, demand for quality housing has soared. The developers of 2400 Laguna Circle are banking on the high-end amenities, prime location, and exceptional building design to appeal to potential residents.
SoLé Mia has recently seen a flurry of development activity, with other residential towers such as the Shoreline, Villa SoLé, and Villa Laguna already completed. In addition, retail development is underway, with tenants including the Sesame Bakery and Café. The University of Miami also recently broke ground on an outpatient healthcare facility set to open in 2025.
YIMBY last reported in January that building and tower crane permits had been issued by the Federal Aviation Administration (FAA) to construct 2400 Laguna Circle. The structure can rise 336 feet above ground or 356 feet above mean sea level. Two tower cranes that assist with vertical construction will rise 445 feet, or 465 feet above mean sea level. A general contractor has not been selected as of yet.
