UDRB to Review Plans for 39-Story Residential Tower at 2534 North Miami Avenue in Wynwood

Miami’s Urban Development Review Board has received an application for a 39-story multifamily residential tower at 2534 North Miami Avenue in Wynwood. The approximately 437-foot-tall building, proposed by 2534 N Miami Associates, LLC, an affiliate of New York-based Hidrock Properties led by Abraham J. Hidary, is designed by Arquitectonica and will feature landscape design by Gardner + Semler Landscape Architecture. The development aims to rise under the Live Local Act, featuring 364 residential units, 781 square feet of commercial space, and 326 parking spaces, yielding a total floor area of 436,934 square feet.

The proposed site, located at 2534 North Miami Avenue, occupies approximately 23,930 square feet. Zoned T6-8-O with an NRD-1 Overlay, the property has a Future Land Use designation of General Commercial. It fronts North Miami Avenue, with secondary frontage on NW 26th Street. The site is occupied by existing structures that will be demolished for the new development.

Renderings depict the tower featuring a sleek, rectangular design rising from a similarly shaped podium. The building’s fenestration and facade is designed to blend seamlessly with Wynwood’s contemporary architectural landscape. The elevations showcase a dark grey stucco grid interspersed with glass panels and vertical rows of recessed balconies. The tower’s base integrates large murals and art installations to be selected through local artist competitions, reflecting Wynwood’s identity as a hub for street art and creativity.

The project’s residential component includes a mix of studio, one-bedroom, and two-bedroom floor plans, ranging from 400 to 1,027 square feet. Amenities will be located on the 9th and 10th floors, featuring a landscaped pool deck, and a restaurant on the top floor. The development plans to set aside 40% of the units as affordable housing, targeting 120% of the Area Median Income, in compliance with the Live Local Act requirements.

The project seeks several waivers and warrants to facilitate its development. These include a waiver to permit vehicular entries at a minimum spacing of less than 60 feet, a waiver to decrease required commercial and residential parking by 30% due to the proximity to a transit corridor, and a waiver to allow parking within the mezzanine space masked by an art treatment. Additionally, a waiver is requested for a 10% decrease in the required garage drive aisle width from 23 feet to 22 feet and a reduction in the required habitable liner along the secondary frontage.

Miami’s Urban Development Review Board (UDRB) will review the plans for 2534 North Miami Avenue at their meeting on July 17.
