Hines Acquires Life Time Living-Branded 495-Unit Gables Station Residential Complex In Coral Gables

Hines Global Income Trust (HGIT), an investment arm of global real estate firm Hines, acquired Gables Station, a 14-story multi-family complex designed by Gensler and located at 225 South Dixie Highway in Coral Gables, for $430 million. The development, which completed construction last year, features 495 Life Time Living® residences. This acquisition is the second largest single-asset multifamily sale in South Florida, reaffirming HGIT’s and Hines’ bullish stance on the future of the market. Since the pandemic, Hines has committed approximately $1.8 billion across three prime developments and acquisitions in South Florida. Willowick Residential, Hines’ boutique multifamily property management firm, will assume the role as property manager for the asset.

Construction Completes On Villa Valencia At 515 Valencia Avenue In Coral Gables

Construction is complete on Villa Valencia, 13-story luxury residential high-rise building at 515 Valencia Avenue in Coral Gables, Miami-Dade County. Designed by local architect Hamed Rodriguez Architects with Miami-based L&ND as the landscape architect and developed by Miami-based Location Ventures, the approximately 154-foot-tall structure comprises a distinguished collection of just 39 luxury condominiums ranging from two to three-bedroom units. The development integrates the revolutionary Delos’ DARWIN Home Wellness Intelligence network which provides advanced air purification, water filtration, lighting solutions and enhanced sleep systems. Villa Valencia recently received its Temporary Certificate of Occupancy (TCO); closings are currently underway, and residents have begun to occupy their residences. Shoma Group Acquires 2.5-Acre Site Near Coral Gables To Develop Two 18-Story Mixed-Use Towers Designed By MSA Architects

Miami-based developer Shoma Group (Shoma) has purchased a 2.5-acre site at 3650 Bird Road, currently home to Deel Volvo, near Coral Gables for $34 million. The property, bound by Douglas Road to the west and Metrorail’s elevated railway to the south, will be cleared to make way for  Shoma One, a two-towered 18-story mixed-use development designed by MSA Architects with 391-unit apartment community and a Shoma Bazaar food hall. The development is scheduled to break ground in January 2023 and is expected to be completed in 18-24 months with an estimated cost of $220 million to build.

Mediterranean-Themed 11-Story Mixed-Use Development Designed By MSA Architects Proposed In Coral Gables

An 11-story Mediterranean-themed mixed-use development designed by MSA Architects has been proposed for 3808 Southwest 8th Street in Coral Gables. FRC Realty Inc., an entity linked to Chicago-based real estate developer Fifield Realty Corp, submitted plans for a 227,670-square-foot building to be considered by Coral Gables’ Development Review Committee, which includes 103 residential units and amenities spread across 105,946 square feet of space, approximately 11,350 square feet of retail space, 7,241 square feet of office space and a garage integrated into the podium for up to 177 vehicles. Witkin Hults + Partners is listed as the landscape architect and Kimley Horn is the civil engineer.

ANF Group Inc. Selected As General Contractor For 15,000-Square-Foot Theatre Arts Building At University Of Miami’s Coral Gables Campus

Davie, Florida-based ANF Group, Inc., a full-service construction firm providing construction management, general contracting, development, and design-build services, has been selected as the general contractor for the construction of a new 15,000-square-foot ground up Theater Arts Building on the University of Miami’s Coral Gables Campus. Designed by Miami-based Mateu Architecture, the 2-story building will feature a theatre, concessions, wardrobe and dressing rooms, acting and dance classrooms, voice studios, a student lounge, and supporting spaces. A 1,000-square-foot IT Hub/Data Room will also be located within the space program of the new Theater Arts building. The project is currently in the pre-construction stages, and is expected to break ground in the third quarter of 2022.
