Swire Properties Signs Utility Agreement For Planned ‘One Island Drive’ Towers On Brickell Key

In a significant advancement for One Island Drive, an affiliate of Swire Properties has successfully finalized a utility agreement with Miami Dade County for water and sewer connections. This pivotal move clears the path for the continued evolution of this remarkable development on Brickell Key, located at 500 Brickell Key Drive. According to the terms in the agreement dated October 5, the initial development phase will include 6,500 square feet of prime office space, which is earmarked for a dedicated sales center. The subsequent phase is designed to seamlessly incorporate a diverse array of 289 residential units, a complement of 179 hotel rooms, and a sprawling 28,054 square feet of space exclusively allocated for a full-service restaurant. Henry Bott signed the agreement, representing the developing entities, Swire Brickell Key Hotel, Ltd. and Swire Jadeco LLC.

One Thousand Group, the developers behind the illustrious One Thousand Museum and the highly anticipated Villa Miami, led by principals Louis Birdman, Michael Konig, and Kevin Venger, have submitted plans for a 47-story, 635-foot-tall Class-A ultra-luxury office tower to the City of Miami. The tower is designed by the renowned architectural firm Kohn Pederson Fox (KPF), headquartered in New York City, known globally for its expertise in designing office towers, including iconic structures like One Vanderbilt, 10, 30 & 55 Hudson Yards in NYC. Florida-based ODP Architecture & Design is serving as the Architect of Record for the project. The plans were filed by Tower 36, LLC, an affiliate of One Thousand Group. The project is currently referred to as Tower 36 and is scheduled for review by Miami’s Urban Development Review Board on Wednesday, October 18th.

Kobi Karp’s 12-story The Gateway at Wynwood – one of the latest new boutique office buildings to complete in Miami’s Wynwood area – has landed three new-to-market tenants occupying nearly 14,000 square feet in total. New York-based R & B Realty Group, led by CEO Aron Rosenberg, developed the 195,000-square-foot Class-A office project along with Plaza Construction as the general contractor, and opened up for occupancy earlier this year. The Gateway at Wynwood is located at 2916 North Miami Avenue, tucked on the northwest corner of the intersection with Northwest 29th Street. Colliers’ Executive Managing Director Stephen Rutchik, Managing Director Tom Farmer and Director Tyler de la Pena represented the development in the office lease transactions.

The Kohn Pedersen Fox-designed Heron at Water Street Tampa is a duo-tower mixed-use building of 21 and 26 stories located at 815 Water Street within the 56-acre Water Street Tampa mega-development in Downtown Tampa. Developed by Strategic Property Partners (SPP), a joint venture between Jeff Vinik, the current owner of the Tampa Bay Lightning, and Cascade Investment LLC, an entity owned by Bill Gates, the superstructure rises to approximately 247-feet (west tower) and 312-feet (east tower) and conveniently positioned near the waterfront. This component of the mega-development completed and opened to the public earlier this year, yielding 420 luxury rental apartments and approximately 53,000 square feet of ground floor retail.

Envisioning The Future Supertalls Of The City Of Miami

In recent years, the city of Miami has seen an influx of proposals for supertall skyscrapers; this supertall is defined as a building reaching the height of 300 meters or greater, or a minimum of 984 feet. Various developers have put together elite teams of architects and engineers to bring the phenomenon to South Florida, yet as of today, none have been constructed. Skyscraper construction is no myth in the area as the city’s skyline is densely packed with hundreds of high rises, and perhaps even some that visually appear to come close to 300 meters, but a legitimate supertall has yet to come to fruition. This could be due to various factors, such as funding or engineering obstacles; maybe in the past the demand wasn’t there. But what we do know is that the FAA, the Federal Aviation Administration, has approved a handful of supertall skyscraper proposals. These are the most recently proposed and approved projects.
