Empira Group Acquires Brickell Development Site, Plans 26-Story Multifamily High-Rise

Swiss real estate investment powerhouse, Empira Group, has made headlines with its recent acquisition of the 901 Southwest 3rd Avenue development site for $21.5 million, previously referred to as Empire Brickell, in the bustling Brickell neighborhood of Miami. This marks the firm’s second foray into greater downtown Miami’s development landscape in just under a year, with the transaction successfully closing on April 17th, 2023. With construction anticipated to begin in the first quarter of 2024, Empira Group envisions a 26-story tower comprising 310 market-rate apartments alongside approximately 2,500 square feet of ground-floor retail space. Shoma Group Completes Shoma Village Rental Community In Hialeah, Welcomes It’s First Residents

Miami-based developer Shoma Group completed it’s two-tower multifamily rental community at 445 Hialeah Drive in Hialeah known as  Shoma Village. They began welcoming in the first residents to brand new apartments on August 1, with leasing activities managed by KW Property Management & Consulting and the property managed by Shoma MGMT.  The development is comprised of two 8-story buildings with 304 residences in a mix of studios, one-, two- and three-bedrooms. 65% of units are already rented and the remaining inventory is expected to be fully leased by the end of summer. Shoma Village was designed by Kendall-based MSA Architects, and Suffolk Construction served as the general contractor along with KD Construction of Florida, LLC as the shell contractor.

LF Development Files Plans For Two Towers With 600 Residential Units In Fontainebleau, Florida

Miami Lakes-based real estate developer and general contracting firm LF Development, through an affiliate entity listed as Combo Group Holdings LLC, filed plans for Fontainebleau Apartments II, a two-towered multifamily development of 10 and 19 stories proposed to rise atop 4.03-acres of backfilled land in Fontainebleau, Florida. Designed by Coral Gables-based Valle Valle & Partners, the property would yield 600 residential units across both towers, a 5,200-square-foot convenience retail component and 957 parking spaces, including 20 handicap spaces and 147 spaces for electric vehicles. Witkin Hults + Partners is the landscape architect, and the engineering team is comprised of Solver Engineering, Zamora & Associates and Fineline Engineers, Inc.
