Site Work Permit Issued for 56-Story ‘Villa Miami’ Condo Tower at 710 Northeast 29th Street in Edgewater

Miami’s Building Department has issued a site work permit for Villa Miami in Edgewater, marking a significant step forward in the development process. The permit, issued on August 2, comes with a revision filed on the same day and allows for excavation, piles, site improvement, and soil improvement. Moss & Associates is listed as the contractor on the permit, covering 22,000 square feet of work at a cost of $66,000. An application for a master construction permit is also in progress, detailing a 358,944-square-foot building with 7,723 square feet allocated for a restaurant and 351,221 square feet for residential space at an estimated cost of $62,817,300 is also in progress. A seawall permit with Ebsary Foundation Company as the contractor, valued at $480,000, is also under review.

Revised Plans and New Renderings Revealed for 1 Southside Park in Brickell

JDS Development Group has filed revised plans and renderings with Miami-Dade County for Brickell’s massive 1 Southside Park, currently under construction. Designed by SHoP Architects with ODP Architecture & Design as the architect of record, the project includes a residential component known as Mercedes Benz Places. The proposed changes to the project include an increase in open space, an increase in lot coverage by 6%, a reduction in residential unit count by 185 units, a decrease in office area by 11,930 square feet, an increase in commercial space by 26,129 square feet, a larger fire station, and an overall reduction in floor area by 43,453 square feet.

Site Acquired for 45-Story Residential Tower ‘First & Fifth’ at 49 NW 5th Street in Downtown Miami

Oak Row Equities has acquired 49 Northwest 5th Street in Downtown Miami, where it plans to develop First & Fifth, a 45-story multifamily tower. The site was purchased off-market for $38.5 million with seller financing and is located across from MiamiCentral Station, the hub for South Florida’s major train systems. The 700,000-square-foot tower is being designed by ODP Architecture & Design, drawing inspiration from Miami’s turn-of-the-century Venetian architecture while incorporating modern amenities. Colliers Executive Managing Director Mika Mattingly, Senior Associate Cecilia Estevez of the South Florida Urban Core Team, and Vincent Pastore of Pastore and Associates represented the seller in the transaction.

Bay Racket Club, LLC, led by William Jacome and Orlando Medellin, has submitted a pre-application for developing the Babylon Racquet Club, a 23-story mixed-use building planned at 240 Southeast 14th Street in Brickell, Miami. Positioned on a pie-shaped lot approximately 19,164 square feet (0.439 acres) in size, where SE 14th Street meets Brickell Bay Drive along Biscayne Bay, the project is designed to become downtown Miami’s premier racket sports and health/wellness center. The building aims to serve as a central recreational hub featuring indoor sports courts, a gym, a wellness center, dining facilities, hotel accommodations, and residential units. Rotterdam-based MVRDV is the design architect, with ODP Architecture & Design acting as the architect of record. The pre-application was filed on April 24 and is progressing through the approval process with Miami-Dade County.
