The 190,963-square-foot structure is listed as built in 1971 and has since been used for office purposes with an attached parking garage, occupying an L-shaped 47,610-square-foot lot on the western frontage of Brickell Avenue between Southeast 7th and 8th Streets. The application was created on January 20 and awaits plan acceptance from Miami’s Building Department to begin the review process. Alpha Wrecking Group is listed as the demolition contractor, with an estimated price tag of $1,350,000 for the scope of work.

New details and renderings have been released for One Brickell City Centre, a 68-story office tower planned for a 2.38-acre site at 700 Brickell Avenue in the heart of Miami’s Brickell financial district. Designed by Arquitectonica and developed by a joint venture partnership between Related Companies and Swire Properties, the nearly 1,000-foot-tall structure will yield 1.5 million square feet of office space, a host of wellness amenities, and a high-end restaurant and a helipad on the roof. Demolition work for existing site improvements is expected to commence in Q1 of 2023, and a ground-breaking date will be announced based on the pace of leasing efforts.
Miami City Commissioners unanimously approved an amendment to the Special Area Plan (SAP) for One Brickell City Centre, a 1,049-foot supertall commercial building planned for 700 Brickell Avenue in the heart of Miami’s Brickell Financial District. The vote allows for the expansion of One Brickell City Centre’s floor plates, which will set a new precedent as the largest floor plates ever approved in Miami. The floor plates will range from 40,000 square feet on the highest floors to 60,000 square feet on the lower floors. Designed by internationally renowned architecture firm Arquitectonica and developed in partnership between Hong Kong-based Swire Properties and New York City’s Related Companies, the 80-story tower will comprise 1.6 million square feet of Class A office space and is slated to become the tallest commercial building in Florida. Construction is expected to begin in early 2023.

The project is designed by internationally renowned architecture firm Arquitectonica and is proposed to yield 1.6 million square feet of office space with the largest floor plates in Miami for a Class-A office building. If approved, One Brickell City Centre would become both the tallest and largest commercial building in Florida, representing the second phase of Swire’s 4.9-million-square-foot Brickell City Centre mixed-use complex.
Hong Kong-based real estate developer Swire Properties (Swire) has reapplied for building permits with the Federal Aviation Administration (FAA) for One Brickell City Centre, an 80-story mixed-use supertall skyscraper that is proposed to top off at 1,049-feet above sea level at 700 Brickell Avenue in Miami’s Financial District. A total of four permit applications were filed on March 1, 2022 indicating the building would reach a structural height of 1,040-feet before factoring in the elevations of the development site. The filings mark the third time Swire applies for building permits to build One Brickell City Centre, having applied twice before and gaining approvals in 2015, which expired, and 2018, which will expire later this year in June. According to Swire’s recent investors presentation, One Brickell City Centre will yield approximately 1,967,000 square feet including retail, office, hotel and residential space.
