Plans Filed for 5-Story Condominium Development at 90 Isle of Venice Drive in Fort Lauderdale

Plans have been filed with Fort Lauderdale’s Development Review Committee (DRC) for the Adria Condominiums, a five-story, roughly 55-foot-tall residential project at 90 Isle of Venice Drive along the Rio Cervante Waterway. Designed by Adache Group Architects, with civil engineering by Craven Thompson and landscaping by EcoPlan, the development is proposed by Ninety Isle of Venice, LLC, an affiliate of Red Bank, New Jersey-based SFC Enterprises, Inc. The DRC will consider the plans on October 22.

Developers are moving forward with Ora Hotel and Residences, a 39-story luxury condo-hotel planned for 1107 East Jackson Street in Tampa’s Water Street district. The project is led by ARC Realty Group, with Bob Lyons of Sunwest Construction and Jay Roberts of Prosper Group as co-developers. The site, located at the intersection of East Jackson Street and North Meridian Avenue, is just north of the former Ardent Mills flour mill.

The redevelopment of the former Hollywood Bread Building site will bring 362 luxury apartments and 16,000 square feet of retail space to the city’s vibrant heart. Modis Architects is the design architect, Adache Group Architects is the architect of record, and Bliss & Nyitray is the structural engineer Witkin Hults + Partners is the landscape architect, KEITH is the civil engineer, and JALRW Engineering Group is the MEP engineer Civic Construction is the general contractor.

The site, zoned for substantial residential development, has received approvals for a 49-story building comprising 381 residential units, 8,256 square feet of commercial space, and 426 parking spaces. Today, Fort Lauderdale’s Development Review Committee will review plans from New York-based Kushner Companies for the development of 400 North Andrews. This project envisions a mixed-use complex anchored by twin 41-story residential towers over a multistory podium at 400 to 446 North Andrews Avenue in Flagler Village, bordering the downtown area, designed by Adache Group Architects, with Architectural Alliance Landscape as the landscape architect and Flynn Engineering as the civil engineer. The development, if approved, will encompass 1,407,205 square feet of space, including 682,945 square feet of residential space with 852 apartments, 44,531 square feet of amenities, 5,481 square feet for retail and restaurants, and parking facilities for 872 vehicles. These towers will reach a height of 477 feet to the roof or 510 feet to the bulkhead, making them some of the tallest proposed or planned buildings in Fort Lauderdale.

A 15-story hotel has been proposed at 3001 Alhambra Street in Central Beach, Fort Lauderdale. Roslyn Heights, NY-based Hariom Realty LLC, is developing the 200-foot-tall building. The development is going by the name 42 Hotel and is planned to encompass 90,260 gross square feet of space, including 28,693 square feet of lodging space spread across 75 keys, 984 square feet of ancillary retail, 3,771 square feet of amenities, and 47 parking spaces. Adache Group Architects is listed as the architect, and Andres Escobar is the interior designer.
