Renovation work is progressing at 155 South Miami Avenue, a 13-story office building at the northeast corner of South Miami Avenue and Southeast 2nd Street in the Flagler District of Downtown Miami. Moishe Mana of Park Realty Enterprise LLC is the owner and developer behind the transformation of the 166,000-square-foot structure, which was originally built in 1980 and held federal immigrations offices. The partial demolition and interior renovation of the building will make way for what will become known as the Nikola Tesla Innovation Hub, named after the famed inventor and electrical engineer.

Recents photos show the entire structure shrouded in black netting with a covered hoist elevator assembled on the western elevation. Most, if not all, of the original facade has already been stripped from the exterior, which can be seen as the superstructure is somewhat visible now despite the netting. The address remains listed up top in big blue letters, but they could be removed if the current rendering for the new hub is accurate.

Interior demolition continues at the ground floor level, which is now being opened up for social spaces and a potential coffee shop. The original brown paneling is also being stripped from the perimeter columns. According to Zyscovich Architects, the design firm behind the Mana Common phased development, the new envelope will be much more artistic, resembling a type of optical illusion.

As per the permit filing, the cost for the renovation of 155 South Miami Avenue is $14,897,170.78, and a total of 150,000 square feet of the original structure is being remodeled.

Telesco Construction Management, Inc is managing construction.

Completion is expected late 2021, with occupancy by the first quarter of 2022.

  1. Man is holding Miami hostage. This is anice start but he’s got a long way to go. He owns so many properties and this is nothing compared to what he can and should do.
