New construction permits have been filed for a 380-foot-tall, 38-story mixed-use tower at 2900 Biscayne Boulevard in Edgewater, Miami. Located near the borders of Wynwood and within what is considered Midtown Miami, the interior lot is just two block away from Biscayne Bay, bounded by NE 29th St. to the south, NE 2nd Ct. to the west, NE 30th St. to the north and Biscayne Blvd. to the east, occupying the entire Block 11 The project will be named Nema Miami, which is a luxury residential brand of developments by Miami-based Crescent Heights, who has Arquitectonica onboard as the design architect with ODP Architecture & Design as the architect of record.
The permit filing indicates that tower will yield as much as 942,759 square feet of space, including 538 residential units, and a recent utilities deal signed with the city reveals there will be an organic super market chain occupying 42,030 square feet of commercial space. According to the original plans for the site, two towers are expected to rise, but as of now only filing and updated architectural plans pertain to the structure anchoring the large super market. The second tower is expected to rise a block over on Block 12 along NE 2nd. Ave.
Stiles Construction is listed as the general contractor, with a total construction cost of $164,982,826.
Rockwell Group is handling interiors.
New construction permits were filed on June 21, 2021, and awaits approval from the city.
