Coconut Grove-based developer Swerdlow Group, lead by Michael Swerdlow, has officially broken ground on Block 55, a massive 1.4 million square-foot mixed-use development located in Downtown Miami’s Overtown district. The structure will occupy an entire block bounded by NW 3rd Ave. and NW 2nd Ave. measuring nearly 150,000 square feet in total lot area, addressed as 249 Northwest 6th Street and rising right beside the northbound elevated Interstate 95. World-class design firm Arquitectonica is designing the building with Coastal Contruction as the general contractor.
On June 24, 2021, Coastal Construction’s instagram account shared several photos and videos of the celebration and ground breaking for the project, which the developer refers to as “A premiere retail and residential destination in Downtown Miami” on the official Block 55 website. The general contractor’s instagram stories showed several shovels dug in to a pile of dirt, as expected with most ground breaking ceremonies, and serves as a sign of the imminent rise of the block-sized superstructure. The floor count according the new construction permit filing adds up to 14 stories and approximately 170-feet in height, but according to the South Florida Business Journal, the building will rise as high as 19-stories, so likely closer to 200-feet in height.
Plans for Block 55 call for over 250,000 square feet of prime retail space, with tenants onboard already including Target as the anchor, Aldi, Five Below, Ross Dress For Less, and Burlington. Approximately 1000 parking spaces will be built within the structures podium levels, and the residential component will feature 578 affordable housing units configured in 1-bedroom and 2-bedroom floor plans, ranging from approximately 626 square feet to 930 square feet of space. The first floor will also feature restaurants and outdoor seating along facing the park to the north. The police department will have a 1,400 square-foot substation there as well.
The project is being developed by an entity known as Block 55 Owners LLC, which is a joint venture between the Swerdlow Group, SJM Partners and Alben Duffie.
