ANF Group, Inc., a full-service construction firm providing construction management, general contracting, development, and design-build services to the South Florida market, has announced the topping out of The Kavista, a 282-unit, eight-story residential development designed by Modis Architects located in the Village of El Portal neighborhood in Miami-Dade County. JLL Capital Markets arranged construction financing for The Kavista; Trez Capital originated the $60 million construction loan. JGR Construction is the structural contractor.
“The topping out of The Kavista is a significant milestone as we look forward to completing this well-amenitized multifamily development by fall 2023,” said Al Fernandez, president of ANF Group. “We’re thrilled to work with the Barrington Brothers to offer a product in this historic neighborhood, Village of El Portal, for this growing community.”

The project is being developed by Barrington Brothers LLC, a family-owned and operated company that seeks opportunistic real estate investments throughout South Florida. Located at 495 Northeast 83rd Street, The Kavista will offer one-, two-, and three-bedroom apartments and ground-floor live-work units ranging from 559 to 1,133 square feet.
The Kavista’s community amenities include 351 parking spaces, a resort-style pool and deck, an outdoor grilling area with seating, a co-working space, a theater, a fitness center, and electric vehicle charging stations. In addition, the interior courtyard and landscaping design will have a bird-friendly environment filled with a variety of trees and plants to attract a wide range of popular birds. Inspired by Native American lifeways and culture, The Kavista’s interior design celebrates early Miami-Dade history. The property is within a five-minute walk of numerous community amenities, including grocers, health clubs, and Biscayne Medical, as well as major thoroughfares, leveraging access to Biscayne Boulevard, SR-934, and I-95, connecting residents to over 60 million square feet of office and commercial space in the greater Miami area.
