‘Isle Of Venice Condos’ Proposed For 87 Isle Of Venice Drive In Fort Lauderdale

Fort Laudedale-based developer JDSFC Properties, LLC has requested Site Plan Level III approval from the Development Review Committee (DRC) for Isle of Venice Condos, a 5-story luxury multifamily complex proposed for 87 Isle of Venice Drive in Nurmi Isles, Fort Lauderdale. Designed by Adache Group Architects with Architectural Alliance Landscape as the landscape architect and GRAEF as the civil engineer, the approximately 65-foot-tall multifamily project would offer 8 spacious units averaging roughly 3,000 square feet and 18 parking spaces spread across 28,795 gross square feet. The DRC will consider plans for the project on December 13.

The property is located within the isles of the Intercoastal Waterway on a 0.33-acre site along Isle of Venice Drive, also known as Northeast 19th Street. The development site sits on the water and features a boat dock to the rear. 87 Isles of Venice Drive falls within the Hendricks and Venice Isles Neighborhood Association and is in Commissioner District 2. The current land use is Medium-High Residential, and the current zoning is Residential Multifamily Mid Rise/Medium High-Density District, so no zoning or land use changes are necessary. “The central stone-grey stairwell creates a stable and robust core, while varied rectangular architectural features on either side offer a visually attractive, playful, and complimentary piece. The building materials are of the highest quality and include limestone veneer along the central stairwell’s exterior, wood-tone painted stucco that gives the architectural accents their orange hue, and glass railings that provide balconies with a sophisticated and luxurious appearance.”

“The building features balconies on all sides, providing shade to the glazing and façade articulation on all levels. The air conditioning and other mechanical equipment are on the roof and entirely concealed from all viewpoints, with grey-pained stucco walls and limestone veneer. Lush landscaping is also proposed to complement the superior architectural elements to create an exotic atmosphere. Large palms, shade trees, shrubs, native flowers, and ground cover are all offered along every side and corner of the property.”

“The Florida Power & Light (“FP&L”) utility boxes, pool equipment, and other ground floor mechanical equipment are concealed with landscaping, metal fencing, or a combination of both. The rear yard features a swimming spa, deck, lounging furniture, and other spa amenities for residents and guests alike. The sides of the property will have pedestrian walkways so residents and guests may easily access the rear yard amenities. The rear yard will have gated controlled access only accessible by residents.”
