Interior demolition permits have been filed for a 17-story residential building located at 1809 Brickell Avenue in Brickell, Miami. Completed in 1966, the building is known as the Stanley Axelrod UTD Towers and spans 211,121 square feet of space across 272 dwelling units. Related Group is listed as the owner of the permit application, who is redeveloping the 137,702-square-foot site along with Integra Investments. A contractor has not been listed as of yet, but the approximate cost for the work is $50,000 to demolish 6,200 square feet of interior space.
The developers recently announced plans for The St. Regis Residences, Miami, a residential development comprised of two luxury condominium towers of 47 and 48 stories designed by New York’s Robert A.M. Stern Architects with interiors by Rockwell Group. The two glass structures would ultimately replace the existing 17-story building and parking lot fronting Biscayne Bay. Plans for the St. Regis include 354 bespoke residences, ranging from a 1,300-square-foot one-bedroom to a 7,000-square-foot duplex, with prices starting at $2,000,000. The actual structural height for the new buildings is still under wraps, but based on the floor count and the generous ceiling heights often seen in condominium projects of this caliber, both towers should surpass the 500-foot mark. The Santa Maria Condo next door at 1643 Brickell Avenue rises 520-feet across 51 stories.
The towers will offer an everyday ‘St. Regis’ hotel-inspired living experience, complete with historic five-star service. Owners will enjoy lifestyle offerings worthy of the legendary St. Regis name, boasting over 55,000 square feet of amenities, including an indoor lap pool, the iconic St. Regis Tea Room – as well as the brand’s signature Butler service and curated assortment of iconic rituals. Residents will have access to never-ending views of Biscayne Bay’s turquoise waters and panoramic views of Miami’s ever-evolving skyline.

Additional demolition permits will likely be required for the removal of the older superstructure. Ground breaking for the St. Regis Residences is expected for some time in 2022.
