OKO Group And Cain International Get $97.2 Million In Construction Financing For 34-Story One River In Fort Lauderdale

OKO Group and Cain International have secured $97.2 million in construction financing for their next joint venture development: One River, a new 34-story luxury multifamily tower located addressed as 629 Southeast 5th Avenue in Fort Lauderdale, Florida. Financing is broken down into two loans, a senior construction loan provided by Bank OZK, and a mezzanine construction loan provided by JVP Management, which will fund the construction of the tower. One River will encompass 251 high-end apartments and 2,600 square feet of ground level retail space. Vertical construction is scheduled to begin this summer, with delivery expected September 2024.

Construction is steadily ascending at 830 Brickell, a 55-story Class-A office building in Brickell, Miami’s Financial District. Located on the southwest corner of Brickell Plaza (Southeast 1st Avenue) and Southeast 8th Street, the 650,000-square-foot tower is designed by acclaimed firm Adrian Smith + Gordon Gill Architecture with Revuelta Architecture International as the architect of record, and is being developed between OKO Group and Cain International. The reinforced concrete superstructure is projected to top out at 724-feet, and feature lavish interiors by Italian designer Iosa Ghini Associati. Civic Construction Company Inc. is the general contractor.

Microsoft Inks Lease At OKO Group And Cain International’s 55-Story 830 Brickell

Microsoft is officially expanding their presence in Miami as the tech industry continues to grow within the city. They have has announced that the company will be taking up 50,000 square feet of office space at the 55-story 830 Brickell, a 724-foot-tall Class A office tower currently under construction in the city’s Brickell Financial District. Rising as the first office tower to be built in the city in over a decade, the developers behind the efforts are OKO Group and Cain International, the duo behind several new projects in Miami such as Una Residences and Missoni Baia. The developers were represented by the Cushman & Wakefield team of Brian Gale, Ryan Holtzman and Andrew Trench. Microsoft was represented by Alexander Brown, Executive Vice President with Colliers International.
