Atlantic Pacific Communities Gets FAA Permits For 36-Story ‘Block 45’ And Two Tower Cranes

The Federal Aviation Administration (FAA) has given multi-family real estate developer Atlantic Pacific Communities the green light for the construction of Block 45, a 36-story transit-oriented mixed-use building planned for 152 Northwest 8th Street in Miami’s Overtown District. Permits for the 395-foot-tall structure were approved on February 22, 2022 along with permits allowing the assemblage of two tower cranes on the property of 303-feet and 450-feet for vertical construction. Block 45, which was recently submitted to Miami-Dade County planners, is designed by Coral Gables-based Corwil Architects and is proposed to yield 616 residential units, 24,865 square feet of retail space and 605 parking spaces. Miami-based real estate developer Atlantic Pacific Communities seeks site plan approvals from Miami-Dade County planners for Block 45, a transit-oriented 36-story mixed-use building planned for 152 Northwest 8th Street in Miami’s Overtown District. The project attained approvals from the City of Miami back in March 2020, but under the County’s Historic Overtown/Lyric Theatre Station Subzone regulations, a Pre-Application Meeting and Administrative Site Plan Review of the project is required. The building is designed by Coral Gables-based Corwil Architects with landscaping by Fort Lauderdale-based Architectural Alliance Landscape, and is proposed to include 616 residential units, 24,865 square feet of retail and 605 parking spaces. Demolition Permits Issued For 530 Northwest 1st Court In Downtown Miami

Total demolition permits have been issued for an unfinished concrete parking structure at 530 Northwest 1st Court in the Overtown District of Downtown Miami. The 5-story structure has stood on the property since around 2008 and was supposed to support a 29-story office building once known as Logik Tower, which was cancelled due to financial constraints and the recession that proceeded. The interior lot spans 22,500 square feet and is bound by NW 1st Court. on the East, NW 6th Street on the North, and two vacant lots on the West addressed as 525 and 533 NW 2nd Avenue. The permit was approved on February 11, 2022 and marked active by the 14th with The BG Group LLC listed as the general contractor at the cost of $153,930.

Uber Inks Lease At EQ Office’s 3 MiamiCentral In Downtown Miami

On August 10, 2021, ride-hailing technology company Uber announced the signing of a new lease for office spaces at 3 MiamiCentral, a 130,157-square-foot transit-oriented 12-story mixed-use building located in the Overtown district of Downtown Miami. The company will occupy 13,000 square feet of the 95,000 square feet that the Class A office component has to offer. Officially addressed as 161 Northwest 6th Street, the structure is designed by AECOM with Design2form as an architectural consultant and currently owned by EQ Office, a real estate investment company managed by New York City-based Blackstone.

Swerdlow Group And Coastal Construction Break Ground On Block 55 At Sawyers Walk In Overtown, Miami

Coconut Grove-based developer Swerdlow Group, lead by Michael Swerdlow, has officially broken ground on Block 55, a massive 1.4 million square-foot mixed-use development located in Downtown Miami’s Overtown district. The structure will occupy an entire block bounded by NW 3rd Ave. and NW 2nd Ave. measuring nearly 150,000 square feet in total lot area, addressed as 249 Northwest 6th Street and rising right beside the northbound elevated Interstate 95. World-class design firm Arquitectonica is designing the building with Coastal Contruction as the general contractor.
