New York Hotel Operator Proposes Two New Hotels At 5101 Blue Lagoon Drive Near Miami Airport

New York-based hotel owner MCR, under the M2 Miami Airport Blue Lagoon, LLC, has unveiled plans for two new hotels adjacent to its Hilton Miami Airport Blue Lagoon. The proposal filed as a pre-application with Miami-Dade County officials concerns the 20.6-acre property at 5101 Blue Lagoon Drive, which currently hosts the 14-story, 508-room hotel developed on the waterfront site in 1983.

MCR acquired the property for $118.25 million in early 2023. Under the new proposal, the company aims to construct two additional hotels, tentatively named Blue Lagoon Hotel per the application, each eight stories tall with 200 rooms. To compensate for the removal of surface parking, the development plan includes a five-story, 700-space garage for the existing Hilton and two four-story garages, each with 140 spaces, to serve the new hotels. The new hotels will be select service, not including restaurant or meeting room space.

As reported by the South Florida Business Journal, the site plan also proposes dividing the property into three separate plats, one for each hotel, potentially allowing for separate ownership or financing in the future. According to the developer’s traffic study, the project, designed by Coral Gables-based Behar Font & Partners, is expected to generate 1,181 daily vehicle trips.

Pre-applications like this one allow developers to receive feedback from county staff before submitting official applications. Local attorney David J. Coviello, representing MCR in the application, was unavailable for comment.

According to its website, MCR is the third-largest hotel owner-operator in the United States, managing 150 hotels across 37 states. This expansion in Miami aligns with MCR’s growth strategy and aims to enhance the accommodation options near Miami Airport, benefiting travelers with additional lodging choices.

The planned development marks a significant investment in the Blue Lagoon area, reflecting confidence in the region’s potential for growth and increased demand for hotel accommodations.
