A 10-story residential building is set to rise at 1445 Northwest 14th Terrace in Grand View Park within Miami’s Allapattah neighborhood. The 97-unit structure would rise at the northeast corner intersecting with Northwest 15th Avenue, on a mostly vacant plot of land that combines lots 9, 10 and 11 on block 4. The site is located within Miami’s Urban Core Zone and is currently zoned T6-12-0. The owner of the property and applications for construction is listed as Modern Miami Property Owner, LLC.
According to Miami-Dade County’s permit filing website, the development will yield up to 125,769 square feet of space and will rise adjacent to Modera Skylar, a 20-story apartment tower occupying the entire block frontage of Northwest 14th Avenue between Northwest 15th Street and Northwest 15th Terrace. The approximate height of the building has not been revealed, but at 10 floors, it is likely the building will rise between 110-feet to 120-feet, assuming the ceilings heights are around 9-to-10 feet high, and with mechanicals perched at the top. The developer applied for building permits back in November of 2019, not too long after the project approval, and it wasn’t until now that the city issued the permits.
Modern Miami Property Owner, LLC. is a joint between Mill Creek Residential Trust and Rockwood Capital, who bought the property from Waterton UC Owner, LLC. for $47,500,000 in 2018. The total cost of the project is estimated to be $22,010,176.
MCRT FLORIDA CONSTRUCTION, LLC. will be managing construction.
Renderings have not been released, nor an architect announced for the project.
Considering the granting of permits, groundbreaking should occur relatively soon.
